Hotel ORA Amenities, From First Coffee to Last Call

Nile Lundgren  |  October 27, 2026

Hotel ORA amenities, as the developer describes them, include an amenity deck with an infinity-edge pool, cabanas and a Rooftop Restobar, a spa with saunas and plunge pools, a fitness center and cycle studio, a ballroom, a lobby bar and a ground-floor Signature Steakhouse, all backed by 24 hour concierge service.

I'm Nile Lundgren, founder of the Lundgren Team at SERHANT. When I evaluate a building's amenities, I ignore the list and picture a single day. Who is serving you at 7 a.m.? Where do you take a client at 4 p.m.? What happens at 11 p.m. when you do not want to go out? Here is Hotel ORA, hour by hour, using the developer's published plans.

What does a morning at Hotel ORA look like?

It starts in the wellness spaces. The developer describes a fitness center and an in-house cycle studio, plus locker rooms with infrared saunas, steam rooms and hot and cold plunge pools. For coffee, the plan calls for a ground-floor European cafe alongside the lobby bar.

This is the part of the day that tells you whether a building was designed by people who live in hotels. Recovery rooms, not just treadmills, are the signal.

Where does the afternoon happen?

On the amenity deck. The developer describes an infinity-edge pool with sun loungers, private cabanas and a live event DJ stage, with an expansive Rooftop Restobar. The home page adds live music on the pool deck and on-site spa treatments.

For work, the building plans spacious convention and event areas, a ballroom and dynamic lounges. Public reporting describes more than 15,000 square feet of convention space. In my experience, that kind of meeting infrastructure is rare in a residential tower, and it is one of the clearest advantages of the condo-hotel format.

What does the evening offer?

Dinner without leaving. The developer describes Hotel ORA's Signature Steakhouse on the ground floor as a modern steakhouse and lounge with room service direct to your suite, and says the building will have multiple on-site restaurants. The lobby bar is the meeting point the developer describes for a cocktail with guests.

This is where I think the format earns its keep. In a conventional condominium, an evening in means cooking. In a building with hotel restaurants and room service, it is a choice of setting.

What services run in the background?

The developer's published list includes:

  • A 24 hour dedicated concierge
  • Secure, convenient valet parking
  • Housekeeping and guest services
  • 24 hour check-in
  • Private, secured storage

These are the amenities nobody photographs and everybody uses. If you plan to be away part of the year, the storage and housekeeping lines matter more than the pool.

How should you judge Hotel ORA amenities in a pre-construction building?

With calm skepticism. Every amenity in this post is a plan, not a finished space. Renderings are artist conceptions, and the developer can change the program. I ask clients to separate three things: what the documents commit to, what the marketing describes, and what is still a concept. The first category is the one you are buying.

Amenities also carry cost. Ask how they are funded, which costs fall to the association and which to the hotel, and how that could change once the building opens.

I also look at who each amenity is really for. Some spaces in a condo-hotel are built mainly for hotel guests and events, like the ballroom and the convention areas. Others, like private storage and the concierge, matter most to owners. Neither is better. But knowing which is which tells you how busy a space will be on a given night, and how much of what you are paying for you will actually use.

Which amenities are owner-facing, and which are guest-facing?

The developer does not publish a formal split, so treat this as my reading of the plans. The services list, the storage, and the room service from the Signature Steakhouse read as everyday conveniences for anyone in residence. The pool deck, the Rooftop Restobar, the lobby bar and the ballroom read as shared, social spaces that will host hotel guests and events. When you tour, ask the sales team how access works for owners versus guests in each one.
