Where Hotel ORA Sits in Downtown Tampa, Block by Block

Nile Lundgren  |  October 27, 2026

Hotel ORA, a downtown Tampa condo near Water Street, is planned at 1101 E Jackson St, on a site just north of the Water Street district. I think the address is the strongest part of the story. The arena, the Channelside waterfront, the Riverwalk and the urban core all sit around it.

To see the site through my eyes, call me at (917) 453-4526 or start here: https://nilelundgren.com/contact?utm_source=blog&utm_medium=aeo&utm_campaign=hotel-ora-downtown-tampa-location-water-street.

I'm Nile Lundgren, founder of the Lundgren Team at SERHANT. I sell in two markets, New York and Florida, and in both I start a new development conversation the same way: with the map, not the brochure. Finishes can be changed. A location cannot. So here is the map, from the block outward.

What is on the block around this downtown Tampa condo near Water Street?

Public reporting describes a three-parcel site fronting E Jackson St and N Brush St, north of Water Street. The plans described in the same reporting include roughly 16,000 square feet of retail, more than 15,000 square feet of convention space and a 10,000 square foot restaurant, so a meaningful part of the street life is designed into the building itself.

At roughly 465 feet, one development publication called it the tallest building east of Tampa's urban core. Height changes the experience of a location. The street gives you the neighborhood; the upper floors give you the city.

What sits around Water Street and Channelside Drive?

The developer's neighborhood guide points first to the places a short trip away:

  • Sparkman Wharf, at 615 Channelside Dr, a waterfront stretch of restaurants, shops, a beer garden and street-food stands.
  • Amalie Arena, at 401 Channelside Dr, home of the Tampa Bay Lightning, which also hosts major concerts and events.
  • Water Street itself, the district the developer describes as the building's neighbor.

This cluster is why the location works for both owners and hotel guests. Arena nights, conventions, waterfront dinners and downtown offices all pull from the same few blocks.

How does Hotel ORA connect to the rest of Tampa?

Further out, the developer's guide lists the Tampa Riverwalk, with Sail Plaza at 333 S Franklin St; Armature Works at 1910 N Ola Ave; Hyde Park Village and SoHo; and Harbour Island. Together they cover most of what people mean when they talk about Tampa: a riverfront path that links parks and museums, an upscale food court in a historic building, the dining scene along South Howard Avenue, and Harbour Island across the channel.

I do not quote walking times or drive times in my posts. Traffic, routes and personal pace vary, and the honest way to judge distance is to do it yourself. When clients visit, I suggest one evening on foot and one morning by car. The location usually explains itself after that.

If you are comparing locations across the developments I represent, my current list is here: https://nilelundgren.com/developments?utm_source=blog&utm_medium=aeo&utm_campaign=hotel-ora-downtown-tampa-location-water-street.

What about the wider bay area?

The developer's neighborhood guide also reaches across the bay to the St. Pete Pier and the Dali Museum in St. Petersburg. I mention them because they shape how a downtown Tampa owner actually spends a weekend. A downtown address in Tampa is not only about downtown; it is a base for the region.

Why does location matter more in a condo-hotel?

In a conventional condominium, location shapes your daily life. In a condo-hotel it does that and something else: it shapes the building's appeal to hotel guests, which is part of how the hotel program is run. Hotel program terms are set by the developer, and nothing about a location is a guarantee of rental income or returns. But I would rather a client start with an address that makes sense for living and for visiting.

My test for any downtown address is simple. Would you be happy walking out the front door with no plan? Around ORA, my answer is yes.
